Fourth phase of Legacy Wood opens newly developed land ...

Homebuyers now have more than 32 new home sites from which to choose in the new-home community of Legacy Wood. The Lee?s Summit new-home subdivision just announced the grand opening of its fourth phase this summer.

?The beautiful landscape of this new phase provides exceptional variety to those looking for a place to build their dream home,? said David Wood, who is part developer and owner of Legacy Wood in Lee?s Summit. ?All the lots are at least a quarter-acre in size and many are even larger. There are seven walkouts, five daylights and several heavily-treed lots ready to go in our new phase.? Legacy Wood is inviting the public and homeowners to help celebrate its new fourth phase today with bounce houses, kids? face painting, balloon artistry, Tropical Sno shaved ice, food and more. ?There hasn?t been a lot of new development in Lee?s Summit during the past five years,? said Brian Wood, who markets the community. ?Sales are on a tremendous upward trend and we had to open the fourth phase just to keep up with the demand for the quality, craftsmanship and value offered at Legacy Wood.? During 2012, 16 houses have been sold or placed under contract. Legacy Wood projects this will be its best year of sales since opening in 2006. ?Those new homeowners will join the 115 who already live in the subdivision,? Brian Wood said. ?This is such a great location and has grown into such a amazing community.?Home prices at Legacy Wood range from the $250,000s to the $350,000s and the builders offer great quality for the price, Wood said. The current builders include Nick Klopfenstine of Klopfenstine Construction Inc., Nick Zvacek of Nick Zvacek Construction Inc., Doug Park of Park Homes LLC and Jud Wood of Wood Brothers Construction Inc. There are also three new builders: Ben Cerra of Ben Cerra Construction, Billy Spellerberg of Spellerberg Construction and Larry Grego of LG Homes.Ben Cerra has a new speculative two-story plan that features 2,710 square feet of space, a three-car garage, hardwood floors, custom alder kitchen cabinetry with granite countertops, a large master suite, upstairs laundry room, tiled bathroom floors and a very open floor plan. This home will be featured as one of the community?s entries on the 2012 Fall Parade of Homes presented by the Home Builders Association of Greater Kansas City from Sept. 29 to Oct. 14. Wood Brothers Construction offers the Avya for $297,000; the Avya II for $300,000; and the Delany II plan for $309,900. All of these two-story plans have four bedrooms, 31/2 bathrooms and three-car garages. These homes come with many extra features, such as R-15 spider insulation and R-40 in the attic, maple hardwood floors, iron stair spindles, main-floor office or study, granite counters, humidifier, 9-foot basement walls, gas or electric cook-tops, whole-house attic fan, custom knotty alder cabinets and more. The Avya plan at 408 NE Viewpark Drive will be featured as one of the entries on the 2012 Fall Parade of Homes. The Montabella, built by Nick Zvacek, offers 3,100-plus square feet of living space with five bedrooms, 41/2 bathrooms and a three-car garage. It has a Craftsman front fa?ade of stone and stucco, granite counters, large master suite with walk-in closets and convenient upstairs laundry room, all for $299,900. Approximately 715 square feet of this home is in the finished daylight basement, which has a built-in surround-sound system for entertaining family and friends.Another available home is Legacy Wood?s current sales office. The California split plan built by Park Homes LLC has four bedrooms and three bathrooms on a walkout home site. Priced at $279,900, it features a stone and stucco front, hardwood floors, custom kitchen cabinetry with pantry, granite countertops throughout and an oversized three-car garage. One of the biggest draws to Legacy Wood is its location adjacent to Legacy Park and Community Center, a 711-acre recreational area featuring a full-service gym; dodge ball, racquetball and basketball courts; a public pool and fun zone; 25-acre lake; picnic shelters; football, baseball and soccer fields; several playgrounds; a disc golf course; a meandering wildlife trail; and numerous activities throughout the year.?Located adjacent to the south side of Legacy Park on Blackwell Parkway, Legacy Wood is 133 acres of rolling meadows being designed into beautiful new home sites,? Brian Wood said. ?This residential development features walkout basements, a swimming pool complex and common areas. Legacy Wood is a community that will emphasize the true tradition of family.?Legacy Wood amenities include a large patio area and cabana for community parties, junior Olympic-size pool that is large enough for the homeowners association to form a competitive swim team and a zero-entry kiddy pool with interactive bubbler water feature and large mushroom umbrella that makes a waterfall.?All the kiddos just love this Legacy Wood pool complex. Our neighborhood has many activities together with a once-a-month men?s and women?s night. It?s really nice to see so many neighbors becoming friends for life,? said Vicki Shepherd, who also markets the community.
